For the week ending February 20, 2026, the Presidents' Day federal holiday meant fewer days for the city to record Manhattan residential sales, and those recorded likely took place when Manhattan was in the throes of the first snowstorm of 2026 and the chilling temperatures that followed. With that in mind, it's not surprising that both the number of sales and aggregate dollar amount dropped week-over-week. However, CityRealty data shows that a surge in luxury sales has driven condo prices to new highs, and new developments remain in demand among luxury buyers.
Residence #78 at 432 Park Avenue closed for $52.5 million in both the highest-priced sale of the week and the Rafael Vinoly-designed supertall's most expensive sale since 2019. The years between now and then have been marked by the pandemic and litigation in the building, but it continues to offer expansive city views and luxury amenities including a fitness center, indoor pool, and private restaurant.

432 Park Avenue developer Harry Macklowe previously owned both units on the 78th floor, fully renovating and customizing Residence #78B but leaving Residence #78A after his ex-wife Linda Macklowe, the apartment's planned owner, never moved in. However, co-developer CIM Group foreclosed on them in 2023 (h/t New York Post). The buyer is listed in public records as an LLC but said to be another resident of 432 Park Avenue. It is not known whether they plan to combine the two into one full-floor apartment or keep one unit as a guest suite or resale opportunity.

On the Upper West Side, two sales were recorded at 50 West 66th Street. They included Residence #43S, a spacious high-floor home with four bedrooms, four and a half baths, and a private loggia overlooking Central Park. It sold for $24.247 million in the top sponsor sale of the week and second-highest overall. Multiple sales were also recorded at The Henry, The Belnord, and The Rockwell, new developments elsewhere on the Upper West Side.
Additionally, the top co-op sale of the week took place on the Upper West Side. Residence #8C, a four-bedroom at The San Remo, a Central Park West cooperative designed by Emery Roth and designated a New York City Landmark, closed for $9.5 million in the week's seventh-highest sale overall. Public records list the seller as a living trust linked to Suzanne Thomson, former concert oboist and widow to James Levine, who served as maestro for the Metropolitan Opera until he was fired in 2018 amidst sex abuse allegations. It is not known how much the couple paid for the apartment or when they bought it.

Also of note, five sales were recorded at 520 Fifth Avenue, a 1,000-foot-tall tower on the corner of Fifth Avenue and West 43rd Street. The building is open for immediate occupancy and over 90% sold with a small handful of remaining availabilities ranging from $5.95 million for a three-bedroom to $11.25 million for a penthouse, the final such opportunity in the building. A one-bedroom is also available for rent for $7,990/month.
The unidentified buyers will enjoy access to a residents-only game room, dining room, solarium, and lounge in the crown of the building. They will also be offered two complimentary memberships to Moss, a new members club spanning five floors in the base of the building and designed by Charles & Co., the AD100 firm that designed the interiors of all apartments at 520 Fifth Avenue.

Last week, 67% of Manhattan resale apartments sold at a profit. Notably among them, a two-bedroom in the West Village Houses complex sold at a 461% profit. The complex of low-rise brick buildings was constructed as Mitchell-Lama housing with the blessing of activist Jane Jacobs in the 1970s; in 2006, the year before the sellers bought their apartment for about $192K, the Bloomberg administration reached a deal with the owner of the property to sell the apartments in the complex as part of the Housing Development Fund Corporation.
