While sales volume remains historically strong, May was the first time since prior to the pandemic that the number of sales were down year-over-year. May 2022 saw 1,262 deals recorded, just below May 2021 which saw 1,279 deals recorded. However, thanks to the booming condo market, especially of the Upper East Side super-luxury variety, the average price paid for an apartment is 23% higher year-over, jumping from $1.75 million in 2021 to $2.16 million this past month.

High-priced sales at One57, 432 Park Avenue, and 56 Leonard Street made the past week another good one for architecturally adventurous supertalls in hip neighborhoods. However, the top sale by far took place in a Rosario Candela-designed cooperative on the Upper East Side. An apartment in the highly selective building closed for $25,000,000.
The top condo sale and second-highest overall sale was a loft apartment in The American Express Carriage House in Tribeca. It closed for $15,000,000, or $1 million below the last asking price of $16 million when it entered contract in March 2022. The building has come a long way from its original use as stables, and this particular unit was designed by AD100 designer Robert Stilin.

Manhattan Contracts:

  • From May 30-June 5, 2022, a total of 243 townhouses, condos, co-ops, and condops entered contract
  • The average time on the market was 89 days
  • The total sticker price sum came to $469 million, and the median last asking price came to $1.295 million
  • There were a total of 106 condo deals, coming to a total of $279 million. They came to a median asking price of $1.793 million and spent an average of 88 days on the market
  • The 4 condop deals came to a total of $3 million and a median last asking price of $748K. They spent an average of 63 days on the market
  • The 108 co-op deals aggregated to $163 million and came to a median last asking price of $805K. They spent an average of 89 days on the market
  • The 5 townhouse deals came to a total of $29 million and a median last asking price of $5.8 million. They spent an average of 80 days on the market
The top contract of the past week was a half-floor residence at 109 East 79th Street with an asking price of $16,850,000. Olshan Realty's market report notes that this is the second time in 2022 that an apartment in the Steven Harris-designed condominium has taken the top spot, and other units have regularly ranked among Manhattan's top contracts. Indeed, as of this writing, 27 of the building's 31 units are in contract.
The second-highest contract of the past week took place in The Belnord, an Upper West Side condo conversion that gained new attention as the stand-in for the fictional Arconia in hit TV show Only Murders in the Building. A five-bedroom, four and a half-bath home entered contract with an asking price of $11,150,000.
