Work has been stalled at 208 Delancey Street for quite some time, but things appear to be heating up behind the scenes of this 11-story building: New Empire Real Estate Development has recently released new plans and renderings. The building is in the heart of the Lower East Side, yet ODA Architecture takes design cues from Chelsea, specifically the gently curving corners of the Starrett-Lehigh Building and the upper-level curved windows and protruding terraces of Zaha Hadid's 520 West 28th Street.
While an ambulatory diagnostic facility was once planned for the ground floor, newly filed plans call for a purely residential building with 69 units on top that are large enough to indicate condos. Amenities will include a roof deck, laundry room, lounge, outdoor recreation areas, pet-grooming station, on-site parking, bike room, and storage. An offering plan has not yet been filed, but CityRealty data says the average Lower East Side condo price is $2.564 million.

The new building is rising in a section of the Lower East Side that has become wildly attractive to developers and designers, much to the delight of some residents and dismay of others. The gleaming condominium on the former site of Streit’s Matzo Factory at 150 Rivington Street is nearing completion and attracting a flurry of contracts. New Yorkers mourned the departure of critically acclaimed restaurant WD-50, but the condominium that went up in its place at 50 Clinton Street has also proven popular – only a tiny handful of availabilities remains, and they start at $1.995 million for a two-bedroom, two-bath.
Up the street from the site, the striking, cantilevered building at 100 Norfolk Street boasts a design by ODA and many closings that have come in above ask. And let’s not forget Essex Crossing, the highly anticipated mega-development bringing over 1,000 new residences, not to mention a 15,000-square-foot park, a senior/community center, the reunion of the International Center of Photography school and museum, and The Market Line, the city’s largest marketplace, to name just a few offerings.
