Conservative zoning rules and expansive historic districts have made ground-up development on the Upper West Side hard to come by. With side-streets lined with charming rowhouses and bustling avenues maintaining their mom-and-pop mix, it’s understandable that locals have fought fight tooth and nail to keep the neighborhood’s appeal intact. When a development opportunity presents itself, developers have seized the chance to build superior projects whose designs complement the masonry facades and grand apartment-layouts common throughout the area. The 17-story building is being developed by Simon Baron Development and Quadrum Global, who signed a 99-year lease for the property in early 2015, according to the New York Observer. The 10,000-square-foot lot previously held a pair of pre-war parking garages which were recently demolished in preparation for Chamberlain’s construction. Now with excavation work poised to begin, the sales team led by Douglas Elliman have opened their gallery, granting prospective buyers an in-person look at the building's meticulous finishes and thoughtful details.

New York-based FXFOWLE are the chief architects of the building, whose recent work includes the Bauhaus-inspired The NOMA and the avant-garde condo 35XV downtown. The firm shows more of their versatility here by molding an Art-Deco-inspired tower that is distinguished by strong vertical piers, intricate brickwork accented by decorative ironwork and a jazzy entryway with a bronze marquee. As stipulated by the zoning envelope, the building sets back at the twelfth floor to provide upper-level homes with private terraces, and south-facing views over the city and the Hudson River.
Champalimaud Design has been tapped to craft the interiors for the 39 family-sized residences configured in two- to five-bedroom layouts, and the two townhouses and three penthouses inside. Prices begin at $2.55 million for a capacious, 1,406-square-foot, two-bedroom spread. At the higher end of the spectrum is the grand 5-bed/ 5.5-bath Penthouse C, priced at $12.375 million or $2,952 per ft². Spanning its entire floor, the 4,200-square-foot home is accessed by a keyed elevator and has a 460-square-foot corner living room, a separate dining room, a light-filled family room with adjoining terrace, and a chef’s kitchen equipped with the “highest-end of appliances.” All five bedrooms have en-suite baths and the master bedroom is benefited by a walk-in closet and dressing room.
The newly-opened sales gallery showcases the residences’ exemplary details: windowed kitchens, framed by full-height marble backsplashes; built-in shelving and 4”-wide, hand-laid oak floors and Kohler “Tea-for-Two” cast-iron soaking tubs. Communal areas will also receive the Champalimaud-touch; the library lounge will have a marble fireplace, the entrance will have a suave Art-Deco-inspired lobby and a 24-hour doorman and concierge, and the fitness center will be equipped with a multi-purpose sports court and rock climbing walls. Other noteworthy common areas include a screening room, a children’s playroom and a landscaped garden.
