Between good weather and recent graduates in need of a place to live, New York’s peak moving season typically takes place between Memorial Day and Labor Day. However, it remains to be seen whether that will be the case this year — a Corcoran report found that in April 2022, leasing has fallen 39% from last April’s record numbers, and that it was the seventh consecutive month of double-digit annual declines in leasing activity. This can be attributed to low inventory and low vacancy rates – vacancy has been below 2% for the past seven months – which have driven prices up. CityRealty listings show only 4,211 listings at a median rent of $4,487/month for all of New York City, and the Manhattan median rent has risen to $4,964/month.
This takes place amidst a tumultuous time in the rental market. A viral video showed 50 people at an open house in Greenpoint – according to the caption, the realtor had not seen this many people at an open house in 17 years. Bidding wars have become commonplace among even the most mundane apartments, with some people offering to pay thousands more in rent in order to win. Mayor Eric Adams talked a big game about affordable housing during his campaign, but New Yorkers and officials alike are calling for greater action now.

In such an environment, it's hard not to envy college students all over the city for their access to a student housing office that devotes its days to setting them up in a furnished room in New York.
