Cocoa Exchange at 1 Wall Street Court is a landmarked neo-Renaissance building designed by the esteemed architectural firm Clinton & Russell and completed in 1904. Originally constructed as a speculative office building, it served as headquarters for the Munson Steamship Company from 1904 to 1921 and later housed the New York Cocoa Exchange from 1931 to 1972, the world's first cocoa futures market. The 15 story building features a distinctive flatiron shaped plan with a rounded, drum like corner and an ornate polychromatic crown of glazed terra cotta in shades of green, cream, and russet. In 2019, the building gained pop culture recognition as a stand-in for the Continental Hotel in John Wick 3.

The building was converted to 126 residential condominiums in 2006, with interiors designed by Colum McCartan. The renovation preserved the building's historic character while adding modern amenities, including a striking lobby with rosewood, Venetian plaster, chiseled Botticino marble walls, and an aluminum leaf ceiling. Units range from compact 340 square foot studios to three bedroom apartments of approximately 1,374 square feet, with ceiling heights varying from 9 to 11 feet throughout the building.
