Features

A total of 362 sales listings experienced price reductions from May 18-24, 2022, and a striking number could be found in high-floor condos in Midtown West. As the luxurious supertalls of Billionaires’ Row came to redefine Midtown and the Manhattan skyline on the whole, they also had an impact on the local residential landscape. The Jean Nouvel-designed 53 West 53rd Street stole a significant amount of the nearby Museum Tower’s thunder; three listings in that building had their prices slashed over the past week. A few blocks north, residents of CitySpire enjoyed Central Park views until One57 rose up to obscure most of them. Three high-floor listings in CitySpire also experienced price cuts last week.

Moreover, all over Manhattan, condos in skyscrapers of over 50 floors took a big hit during the pandemic with CityRealty’s High-Rise Condo index showing a 28.9% drop in average price per square foot over the last two years. But between waning fears of high-rise living and central business districts working to make themselves more attractive beyond 9-5 on weekdays (much as the Financial District has sought to do in recent years), prices have been inching back up over the past several months. Additionally, high-rise condo inventory remains low (and shows no sign of ticking up with a limited number of new buildings in the pipeline), but the desire to enjoy iconic Manhattan skyline views is high.
