Last week's top recorded closing came from unit 11B in the Robert A.M. Stern-designed 15 Central Park West. And no surprise there – the building, according to our latest CityRealty 100 report, is New York City's best-selling building based on average price per square foot of apartments sold between April 1, 2017 and March 31, 2018. Last year, it was also named the city's most expensive condo, proving that despite its 10-year age, it still beats newcomers like 432 Park Avenue. Unit 11B, a 3,478-square foot, 4-bedroom, 4.5-bathroom home, sold for $22.5M, down from the $25.5M original asking price earlier this year. It boasts a completely new layout and design, courtesy of architect Paul Gleicher, and 47 feet of Central Park footage.
A nearly 6,000-square-foot penthouse at the new Lincoln Center condo, One West End, came in at number 2 with an $18 million closing price, also down from its original ask, $21M, from 2016. The impressive home features 800 square feet of exterior space, a fireplace, an outdoor kitchen and fireplace, grand views of the Hudson River, and a custom eat-in Scavolini kitchen designed by Jeffrey Beers.

On the contracts side, 17 were signed last week at $4 million and above, according to Olshan's latest market report. It is considered "sluggish activity" but expected for this time of year. The average number of days a listing was on the market was a disappointing 521.

The top two deals were sponsor units and comprised of – for the seventh time this year – 432 Park Avenue as the top contract, with unit 41C, a $17.175M three-bedroom condo featuring a 29’ x 29’ corner living room, and unit 5E, a $12.5 million home at the Carlton House spanning 4,060 square feet and five bedrooms.
