Yesterday (November 9, 2021) marked the City Council’s one public hearing on the Soho/Noho Neighborhood Plan, which calls for rezoning the neighborhoods so as to accommodate modern economic challenges and the need for more housing, especially affordable units. The rezoning calls for as many as 3,200 new housing units, as many as 900 of which would be affordable. The City Planning Commission unanimously voted to approve it in October 2021, but as the hearing showed, many preservationists, locals, and other elected officials are not happy about it. Some fear the encroachment of big box stores. Others fear for the integrity of Soho’s cast-iron architecture, and still others worry that it will push rent-regulated residents and artists out of the neighborhood. It is important to note that much of the neighborhood is located in a historic district, and there are protections provided in the rezoning.

The hearing comes at a time when Soho and Noho have gone from gritty artists’ enclaves to some of the most expensive neighborhoods in New York City - the median price of a Noho condo is $4,995,000, and Soho is not far behind with a median condo price of $3,875,000 (figures per CityRealty data). A penthouse unit at One Kenmare Square, a luxury condominium completed in 2005, recently had its price reduced by $1.05 million. However, at $6,450,000, this two-bedroom condo with hand-painted walls and gas fireplace, top-of-the-line appliances and finishes, spa-like baths, and a private roof deck is quite a far cry from the lofts of yesteryear and out of reach to all but luxury buyers.
The penthouse at One Kenmare Square was among the 338 sales listings that experienced price cuts from November 3-9, 2021. Another notable discount took place on the Upper East Side at The Clare, where a four-bedroom duplex penthouse had its price cut by $1.55 million to $7,950,000. It is currently the only listing on the market in the building - 19 closings have taken place in the past four years at an average price of $1,620 per square foot and the majority coming in close to the asking price. Real Estate Inverlad Development and Third Palm Capital were at the helm of this building, and have since teamed up on The Leyton, a new condo tower just outside the historic district where current prices start at $2,257,500.
