Month over month, Manhattan condos' asking prices have remained relatively flat - the mid-October 2021 median price of $2.295 million (or $1,700 per square foot) is only slightly up from the early September 2021 median price of $2.275 million. Additionally, as sellers seek to take advantage of the high-velocity market, the number of Manhattan availabilities has ticked up three percent to 9,933 listings (all figures per CityRealty data).

A full, sortable chart of median neighborhood prices may be found below, as well as a selection of Manhattan condos that are sorted by the neighborhood median price per square foot for available condos. They also demonstrate the wide variety of housing stock from one area to another, from the expansive lofts with industrial details in Tribeca and Soho to the more modest post-war spreads that dominate Lenox Hill and Yorkville.

The featured apartments are all priced below the neighborhood median and come with outdoor space, which we all know has shot to the top of many New Yorkers' wish lists after months of lockdown. Some may not be quite so enthusiastic about outdoor space now that temperatures are dropping, but others are already thinking ahead - as this rundown came together, several of the originally chosen listings went off the market.
