The Upper East Side is widely considered the epicenter of Manhattan elegance, and luxury buyers would seem to agree; Upper East Side units accounted for three of the five highest-priced luxury contracts from September 11-17, 2023, and the townhouse at 60 East 66th Street had the top contract by a comfortable margin. However, while its asking price of $13,750,000 was the highest of the past week, it nevertheless represents a 33.9% decrease from when it was initially listed for $20,800,000 in 2012.

According to The Real Deal, developer Thor Equities bought the property for $9.2 million in 2010; from there, it was leased out to upper-floor office units and a grade-level art gallery that, for a time, displayed pieces by the property's onetime neighbor Andy Warhol. In the years that passed, the townhouse went on and off the market, the price steadily went down, and the units on the upper levels were slowly vacated. A key selling point for the limestone house was its ability to be converted to a single-family mansion, and the empty units will make the conversion easier for the unidentified buyer.
A few blocks north of the townhouse, the ninth-floor unit at 733 Park Avenue had the third-highest asking price of the week at $6,200,000. The building itself dates back to the 1970s; however, the four-bedroom, four and a half-bath apartment's flow and proportions are reminiscent of prewar vanguards, much like the classic seven nipping at its heels. Apartment #9B at the Rosario Candela-designed 40 East 66th Street had the fourth-highest asking price at $5,995,000.

But for all the Upper East Side glamour, hip new downtown buildings remain in high demand. Residence #1104 at Lantern House had the second-highest contract with an asking price of $8,750,000, which Olshan Realty's market report notes represents a reduction from $10,950,000 from when it was listed in summer 2020. The apartment has three beds, three and a half baths, 2,536 interior square feet, and a 1,158-square-foot private terrace overlooking the Hudson River. Further downtown, a two-bedroom at the Renzo Piano-designed 565 Broome Soho tied with 40 East 66th Street for the fourth-highest contract with an asking price of $5,995,000.
