From October 4-10, 74 market-rate condo, co-op, condop, and townhouse sales were recorded in Manhattan and aggregated $135,380,158 with a median price of $1.23 million. The total dollar amount of recorded sales was the second lowest of the past year, coming in just above the total of $125.4 million recorded two weeks ago.

The 54 recorded condo sales aggregated $112,595,658 with a median price of $1.578 million, or $1,350 per square foot. The 19 recorded co-op sales came to a median price of $756K.

The top sale of the past week took place at 150 Charles Street, where a three-bedroom unit closed for $9.5 million. This is 17.4 percent less than the last listing price of $11.495 million, but it nevertheless outstripped the second-highest sale, a three-bedroom at One57, by nearly $1 million.

From October 5-11, a total of 14 contracts were signed for 13 apartments and one townhouse in Manhattan above $4 million. Olshan Realty’s market report notes that this is up from last week’s total of 11, and the total asking price volume came to $128,985,000.

The top two contracts were sponsor deals, and the largest of these took place at 432 Park Avenue. The 34th floor is a white box apartment asking $28 million and measuring 8,088 square feet. The only information provided on the domestic buyers is that they first saw the apartment before the pandemic, and then started negotiating over the summer.

The second-highest contract was signed further downtown at 25 Park Row, where a duplex penthouse is asking $25 million. Sponsor’s broker Richard Hicks of The Corcoran Group says the buyers are a New York family with children who are using the 5-bedroom, 5.5-bath home as a primary residence.
