As November 2023 gave way to December, the top sale of the week was for a penthouse at Billionaires' Row standard-bearer One57 that closed for $31,500,000. While the top sale by a comfortable margin, the price represents a 30% reduction from when it was initially listed for $45 million in June 2022; it entered contract with an asking price of $34,000,000 in August 2023.
The second-highest sale was for the eighth floor of The Bellemont, which closed for an even $23,000,000. One of only 13 units in its Robert A.M. Stern-designed building, it entered contract with a $22 million ask in September 2023 after less than three weeks on the market, and there were reportedly multiple bidders on the property. The seller, who conducted the transaction through an LLC (as did the buyer), paid $19,088,024 for it in May 2022.

Indeed, the past week was a good one for Stern designs - at 15 Central Park West, Residence #27B sold for $12,450,000 in the fourth-highest sale of the week. While this represents a small price reduction from the last listing price of $12.78 million, sellers Leon and Faina Bitelman, executive at jewelry company Shenoa, nevertheless made a tidy profit on it, having sold it for more than twice the $5.6 million they paid for it in April 2008 (h/t The Real Deal).
Also last week, commercial real estate executive Robert Knakal sold his apartment at 737 Park Avenue for $13,000,000 in the third-highest sale of the week. While it went for slightly under the contract price of $13.45 million, Mr. Knakal still made a profit on it, having paid $12.95 million for it in 2015. When the New York Post announced the contract, it identified the buyer only as a Hong Kong-based businessman.
