From October 9-15, 2023, Olshan Realty's market report notes that 16 contracts were signed for Manhattan apartments and townhouses priced over $4 million. While down from the over 25 luxury deals signed last week, it is twice the number signed on an especially quiet week at the end of September 2023.
Apartments in traditional luxury vanguards like the Upper East Side and Upper West Side accounted for six of the top ten luxury contracts. However, hip downtown areas like Tribeca and West Chelsea filled in the top ten and accounted for the two highest contracts. At the Bjarke Ingels-designed One High Line, a high-floor unit to be combined by the sponsor had the top contract with an asking price of $22,120,000. Olshan notes that this is the fifth time in 2023 that an apartment at One High Line had the top luxury contract and identified the buyer only as a local who missed out on another spot in the building, which has recently commenced closings. It was closely trailed by a penthouse at Tribeca condo conversion Diamond on Duane with five bedrooms, five full baths, a total of 7,200 square feet of private outdoor space, a private rooftop hot tub, and an $18,000,000 asking price.
