Less than a week before New York City capacity restrictions are set to lift, the Center for Disease Control declared that people who have been fully vaccinated do not need to wear masks in many settings. Between these freedoms and the return to a more typical city life, living in New York may sound more appealing to some. Indeed, April 2021 saw record residential lease signings in Manhattan, Brooklyn, and parts of Queens.
Month over month, Manhattan rental inventory decreased 10% to 8,743 listings and rents climbed 3% to a median of $3,195 (all figures per CityRealty listings). All markets of Manhattan experienced increases in rents with Midtown leading the way with a 4% increase in rents. Midtown saw some of the bigger decreases in rent prices as offices, theaters, and businesses closed during the pandemic so it makes sense that now with reopening dates set, their rents are climbing the fastest.
