The week ending October 24, 2025 marked a return to a full work week after the federal holiday on October 13. This resulted in a larger number of sales being recorded week-over-week, and high-priced closings drove up the aggregate dollar amount during this time.

The third full week of October 2025 also saw the release of a report finding that the majority of Manhattan condo units flipped after being owned for about a decade ended up selling at a loss. However, it must be noted that units that sell at a loss are typically owing to extenuating personal circumstances rather than market conditions, and CityRealty listings show only a small handful of listings below their previous sale price. Indeed, the past week saw dramatic appreciations on apartments all over Manhattan.
In the meantime, four of the top five sales recorded were located in East Side neighborhoods. These were led by Penthouse #41 at 50 United Nations Plaza, which closed for $14.3 million in what appears to have been an off-market deal. This sponsor unit has been on and off the market since September 2019, when it was listed for $18.65 million.

When Corcoran Realty founder/Shark Tank star Barbara Corcoran's penthouse at 1158 Fifth Avenue entered contract in May 2025, rumors immediately swirled about multiple bidders and a sale over the $12 million asking price. The latter can be confirmed: Penthouse B closed for $13.5 million in the week's top co-op sale and second-highest overall.

Ms. Corcoran bought the penthouse for $10 million in 2015 and embarked on an 18-month, $2 million renovation shortly after that (h/t The New York Times). She listed the duplex penthouse because the stairs were getting difficult for her husband to navigate. 6sqft reports that the couple has relocated to a single-story penthouse; the buyer made the purchase through a trust.
While Ms. Corcoran's penthouse was slightly trailed by another listing in a prewar Upper East Side building, new developments on the Upper East Side put up impressive showings. Residence #12B at The Surrey Residences, the new condo component on top of The Surrey, A Corinthia Hotel, closed for $9.75 million in the fourth-highest sale of the week. Additionally, a total of $5.8 million was recorded across two sales at The 74, a new construction condominium.

The week's top Downtown sale took place at the Bing & Bing-developed, Emery Roth-designed 299 West 12th Street. Residence #10JK closed for the asking price of $6.5 million in the week's fifth-highest overall. The seller, actor/writer/producer Danny Strong, displayed his Emmy and Peabody Awards in listing photos, and could yet add a Tony or two to that lineup; his adaptation of Chess is now in previews on Broadway. When Mr. Strong listed the apartment in May 2025, Curbed reported that he bought #10J for $1.35 million in 2011, #10K for $2.25 million in 2016, and combined them into one handsome apartment.
New developments in Downtown neighborhoods also put up impressive sales. A total of $6.99 million across three sales was recorded at The Solaire, a rental-turned-sales building in Battery Park City. Additionally, a total of $9.17 million across six sales was recorded at The Greenwich by Rafael Vinoly.

On Monday, a $16.25 million sale was recorded at the J.E.R. Carpenter-designed 988 Fifth Avenue. The full-floor Residence #12 would have been the top sale of the week, and will likely lead this sales, but was not recorded in time to appear with the past week's data.
