Stereotypes about shoebox-sized apartments in New York City abound, but the city has seen some truly expansive floor plates come on the market. These units offer generous interior square footage to begin with, but that isn't enough for some luxury buyers. It is easiest to combine apartments into one spacious home while a building is still under construction, like this record-setting penthouse at The Bellemont, but others choose to combine their homes later to accommodate growing families or changing needs.
Large apartments frequently rank among Manhattan's highest-priced sales and the city's most expensive contracts. Size also matters to townhouse buyers: The city's top contract as October 2025 gave way to November was for The Woolworth Mansion, a Neo-Gothic mansion on the Upper East Side measuring 20,000 square feet, the largest of any home on the market.

Corporate raider Carl Icahn should be heartened by this news. Years after departing Manhattan for Miami, he is still struggling to sell his penthouse at Museum Tower. He listed it for $35 million in 2019 and reduced the price by $5 million before removing it from the market in 2021. Most recently, it returned to the market for $23 million in fall 2025 with Mr. Icahn telling The Wall Street Journal that he was surprised the "beautiful apartment" hadn't found a buyer.
In the years since Mr. Icahn first listed the apartment, taller, more dazzling towers like 111 West 57th Street and Central Park Tower on Billionaires' Row, not to mention 53 West 53 on the same block as his building, have risen to steal Museum Tower's thunder. However, nothing has come along to rival Mr. Icahn's penthouse in terms of sheer square footage. He acquired the various components in three separate transactions from 1986 to 2018 and combined them into a duplex apartment spanning the entire 51st and 52nd floors, measuring 14,000 square feet.
