The last week of October 2025 saw a week-over-week dip in the number of Manhattan residential sales recorded. This couldn't help but drive the aggregate dollar amount down, though the top sale of last week closed for more than all three of the previous week's top sales combined. Additionally, as Central Park approaches peak foliage, all five of the week's highest-priced sales were for apartments overlooking Central Park.
At 50 West 66th Street, the current tallest building on the Upper West Side, Residence #47E closed for $46.8 million. Not only was this the highest-priced sale of the week by far, coming in at more than double the price of the next-highest sale, but it was 2025's most expensive sale on the Upper West Side to date. It was also physically one of the highest residences on the Upper West Side to ever sell. Located in the tower portion that soars above the building's podium, where the bulk of recorded sales have taken place thus far, it has five bedrooms, five and a half baths, triple exposures, a home office, and a private loggia with spectacular Central Park and skyline views. With this sale, over 75% of listings at 50 West 66th Street are either sold or in contract.

CityRealty listings show only 146 new development availabilities on the Upper West Side, and this number is not expected to dramatically increase any time soon. According to a recent report from Corcoran Sunshine Marketing Group, the Upper West Side is only expected to see 51 new condo units come online between now and 2028, compared to the 869 new units that took shape between 2016 and 2019 (h/t New York Post).
Extell's planned project on the former ABC campus in Lincoln Center is not likely to make much of a dent, or at least not to the degree that buyers outside the luxury price range would hope for. Demolition of the campus is underway as of fall 2025. Permits for a new building have not yet been filed, locals are not happy about the rumored 1,200-foot-tall tower.
Developers blame limited land, strict preservation rules, the 2019 rent laws that made rental-to-condo conversions more difficult, and economic headwinds for the lack of more forthcoming inventory on the Upper West Side. It does not help that as buyers' preferences have shifted to move-in ready condos, as compared to the older co-ops that long dominated the Upper West Side's housing stock, new inventory gets snapped up quickly. With such scarcity, high prices are inevitable.
Shortly after the sale of Corcoran Realty founder Barbara Corcoran's duplex penthouse at 1158 Fifth Avenue was recorded, her next move was revealed. Public records list her as the buyer of Penthouse W at 1016 Fifth Avenue, which sold for $16 million in an off-market deal (h/t 6sqft), making it the week's top co-op sale and fourth-highest overall. Details are limited about the penthouse's interiors, but it can be confirmed that it is only one level. Ms. Corcoran listed her former penthouse after her husband had difficult navigating the spiral staircase that connected both levels.
It came in slightly behind Residence #12 at 988 Fifth Avenue sold for $16.25 million. Both the buyer and seller conducted the transaction through LLCs, but the high-floor apartment overlooking Central Park was initially built for Sylvia Green Wilks, philanthropist and daughter of Hetty Green, the Gilded Age financier known as "the Witch of Wall Street" for her all-black wardrobe and what some perceived as her uncanny financial acumen.
Hetty Green made most of her fortune through real estate. Her strategy was to buy property cheap when no one wanted it, and then to sell high when there was interest. It is possible that some of the sellers of the listings that appreciated the most over the past week took this approach. Many are located in neighborhoods that have increased in popularity between the date of purchase and now.
