Traditional real estate showings have resumed with new health and safety guidelines in place, though it will take some time before we see the effect of this on the New York City real estate market. Olshan Realty's weekly market report notes that the seven contracts signed at $4 million and above from June 22-28 is down from the dozen of the previous week, yet this is still a higher total than some of the weeks during the depths of New York City's lockdown. Regardless, the weekly asking price sales volume came to a total of $76,415,000.
The top contract of the past seven days was a high-floor, half-floor three-bedroom at One57 overlooking Central Park and asking $27.1 million. The unit was sold by the sponsor, Extell, which declined to provide further details. The broker of the week's second-highest contract, #44A at 25 Park Row, was a bit more forthcoming, noting that its buyers were New Yorkers who saw the apartment before the pandemic. This four-bedroom condo overlooks City Hall Park and was listed for $12.95 million.

Indeed, the week's top sales and contracts were dominated by condos and co-ops overlooking New York's most famous parks. The top sale of the week was a three-bedroom in The Eldorado, an Emery Roth-designed cooperative on Central Park, that sold for $7.5 million. Additional leading sales and contracts overlook Madison Square Park, Hudson River Park, and the High Line.

For the last week of June, there were a total of 113 condo, condop, and co-op residential sales recorded in Manhattan blending to an average price $1.45 million and an aggregating to $145M, more than a $100M departure from the total last week. The majority of deals closed in early to mid-June.
The 43 condo sales came in at an average of $2.08 million or $1,569 per square foot. Last week's 70 co-op sales averaged $1.07M. There were 14 sales of $2M or more recorded this past, down from 25 the week prior. See the full list of sales recorded last week below.
