For years, Gramercy Park Hotel has been among the city’s most exciting and iconic hotels. Not only does ownership in the building come with a key to Gramercy Park, but visitors and residents alike have been able to enjoy an installation by Julian Schnabel and art by Jean-Michel Basquiat, Keith Haring, and Andy Warhol. The Rose Bar is a longtime hot spot, and Danny Meyer’s trattoria Maialino quickly became a spot for power brokers in the area. Add in the cachet of visitors and residents like Humphrey Bogart, Babe Ruth, a young John F. Kennedy, Hunter S. Thompson, David Bowie, Debbie Harry, and Bono, and it’s little wonder that the hotel ranks among CityRealty’s top pied-a-terre buildings.

However, the hotel has been closed since 2020 because of the pandemic. During that time, Aby Rosen’s RFR Realty (“RFR”) allegedly stopped making payments on the hotel’s ground lease, arguing that the leasehold was worthless amidst the tourism market’s woes. In April 2021, Solil Management, owner of the hotel’s land, sued to terminate RFR’s lease on the hotel and collect the $79.5 million it’s owed. A State Supreme Court justice recently ruled that Mr. Rosen is not personally liable for the ground lease at the hotel, but that the limited liability corporations that own the hotel could be. As Mr. Rosen is the principal of those LLCs, it remains to be seen what will happen next.
While we wait to see how this plays out, residents of Gramercy Park are watching the still-shuttered hotel with concern. Not only are locals eager to see the return of the hotel’s spas and restaurants, but “Mayor” Arlene Harrison, President of the Gramercy Park Block Association, notes that as Gramercy Park North is not in the historic district and the hotel is not an individual landmark, there are few restrictions on what can be done with the property. In the meantime, Mr. Rosen has been accused of removing valuables from the hotel, including some of its famous artwork, and the New York Post notes that the hotel’s facade needs work and its infrastructure needs updating.

Amidst all this, a cooperative unit in the building had its price reduced by $505,000 last week. It is one of the 192 units throughout New York City that experienced price cuts over the past seven days. A full, sortable chart may be found below.
