For some New Yorkers, living the dream means living in an apartment in a high-rise building (defined here as 50 stories or higher). High-floor homes are likeliest to enjoy the best views in any building, and that is especially the case in high-rises, where some lucky residents can start their day by looking out the window at the city skyline or the river. High-rise buildings are far more likely than their boutique counterparts to incorporate a full staff and an array of athletic and social amenities, allowing for a more enjoyable and convenient living experience. Finally, high-rise living can be beneficial from a financial standpoint – while prices of homes in high-rises aren’t quite back to pre-pandemic highs, CityRealty's High-Rise Condo Index shows that they’re starting to climb back up.

But for all its advantages, high-rise living isn't for everyone. Memories of social distancing at the height of the pandemic are still vivid, and this was especially challenging to undertake in buildings with multiple units on their many floors. More recently, when horror stories about elevator outages at 20 Exchange Place, a 57-story rental, made the news earlier this spring, some shuddered and wondered how or if they would cope with such a thing. Finally, even the cherished views are not guaranteed to last forever – new supertalls on the rise or on the drawing board have an inconvenient way of encroaching on the unobstructed views previously enjoyed by high-rise residents.

As July 2022 gave way to August, a number of high-floor homes could be found among the 225 sales listings that experienced price cuts between July 27 and August 2. A full, sortable sales chart may be found below.

Purchased by the current owners in 2017, the house has been reimagined as a modern home on the inside with a historic outside fully preserved. Most unusually, the home has been designed with an unprecedented suite of amenities normally found in a large, full-service building including: a large swimming pool, partial basketball court, spa, gym, stadium seating movie theatre and game room.
