With New York high-rises, it is not uncommon for buildings to be marketed with a larger number of floors than those that actually took shape. This is accomplished through such methods as counting below-grade floors in the total, skipping floor numbers (e.g. 13) for marketing purposes, or listing the first residential floor in a mixed-use building as a higher one due to high ceilings in offices or atriums on lower levels.
Developer-turned-president Donald Trump was an early adopter of the practice with projects like Trump World Tower. (While the Trump Organization was found to have defrauded lenders by falsely inflating its assets and net worth, The New York Times notes that the marketing practice is allowed as long as the floors are counted accurately in the building’s certificate of occupancy.) The building measures 72 stories high but is marketed as having 90 stories, the result of having divided the building’s height by 10 feet, the equivalent of a standard residential floor. As a result, upper-level listings with floor numbers in the 80s are actually located on floors in the high sixties or low seventies.

These include Residence #86B, which was used as a filming location in Uncut Gems and Narcos. Every room looks out on views of the Manhattan skyline and the East River, and interiors feature smart home technology, an Italian marble foyer, and custom closets throughout. Appropriately for its on-screen appearances, a secondary bedroom has been configured as a home theater with state-of-the-art technology.
When the apartment was listed for $14.995 million in early 2024, Robb Report predicted, “Odds are this jewel box apartment…won’t be on the market for very long.” That did not come to pass—it spent last year on and off the sales and rental markets, and the latest price cut brings it down to $11.995 million.

Owing to zoning requirements, construction costs, and limited land availability, high-rises like Trump World Tower aren’t taking shape as often as they used to. However, the past few years have seen a surge in boutique condominiums in Brooklyn and Queens. Such buildings tend to offer limited common amenities, but excellent privacy, well-appointed interiors, and more attainable prices than their Manhattan counterparts.
One example is Orion Astoria, a seven-unit condominium located on a tree-lined residential street, albeit one in close proximity to 30th Avenue dining and transportation. All units feature floor-to-ceiling windows, high-end kitchen appliances, baths with radiant heated floors, in-unit laundry, and private balconies. But it took shape in an increasingly crowded market, and the developer has reduced prices on the two remaining availabilities.
The aforementioned units at Trump World Tower and Orion Astoria were among nearly 250 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions from February 25 - March 3, 2025.
