As of September 30, 2020, CityRealty listings show 12,645 condos, co-ops, condops, and townhouses for sale throughout Manhattan, Brooklyn, and parts of Queens and the Bronx. Manhattan median condo prices ticked down from last week to $2,082,514, or $1,678 per square foot. Co-ops continued their slight upward tilt to a median price of $900,026.

Over the past seven days, 529 sales listings throughout New York City have had their prices reduced. At the top of the list were two Central Park-facing apartments in the Sherry Netherland that were reduced by nearly 60% have the benefit of being rented out as hotel units while the owner is away. These apartments feature low sticker prices, but take note of the high maintenance charges. All utilities are covered here, and these also pay for twice-daily housekeeping with evening turndown service, concierge service, a fitness center, a beauty salon and barber shop, valet parking, and discounted room service from Harry Cipriani.

A borough away, a historic townhouse in Brooklyn Heights was reduced by 30%. The property was once the most expensive in Brooklyn when it sold for $10.8 million in 2008. The home is rich in original architectural details, but has been updated with new kitchen appliances and a basement game room. It was listed for $25 million in July 2020, but has been reduced to $17.5 million.
