Sales have just launched at The Candy Factory, a boutique condominium at 124 Washington Avenue in Clinton Hill named in honor of the purpose for which it was originally built. The first public availabilities start at $1.073 million for one-bedrooms and $1.958 million for three-bedrooms.
The Candy Factory's developer is listed on permits as New York-based developer Roei Paz, whose portfolio includes 111 Noble Street in Greenpoint and 735 Lafayette Avenue in Bedford-Stuyvesant. RSLN Architecture PLLC is the architect of record for the conversion, which created 15 residences across nine unique layouts.

Between its time as a candy factory and its new chapter as a condominium, 124 Washington Avenue enjoyed a rich artistic history. In 1979, real estate agent Ann Ballentine bought the building and rented studios to painters, sculptors, musicians, designers, and filmmakers. Through the decades, she charged fair rents, refused to pass increased taxes on to her tenants, and acted as "part landlady, part fairy godmother," as The New Yorker put it in The Candy Factory, an award-winning short film about the creative community that thrived in the building for decades. Following her death in 2023, public records show that her estate sold the building for $7.7 million in January 2025.
In The Candy Factory, filmmakers interviewed residents in expansive lofts with high wood ceilings, whitewashed brick walls, and windows that fill the space with light. These original materials look to have been cruelly stripped away in characterless interior renderings, but open-concept layouts and oversized windows remain.

However, decrepit-looking sinks could also be seen in the documentary. Kitchens in The Candy Factory show a marked improvement with custom cabinetry and premium appliances by Bosch and Bertazzoni. Interior renderings also depict sleek, stylish primary baths in apartments that now offer generous closet space and in-unit Electrolux washer and dryers.
