While Amazon's Long Island City-incoming promises to be a gamechanger for the western Queens neighborhood, somewhat overshadowed in the news is Google's accelerating expansion plans on Manhattan's west side. According to a November story from the Wall Street Journal, the Alphabet-owned tech giant is nearing a deal to buy or lease a planned 1.3 million-square-foot office hub at 550 Washington Street in Hudson Square. If all pans out, this move in addition to an expansion at Pier 57 would create space for more than 12,000 new Google employees — all who need a place to rest their strained eyes and weary heads at night.
Long before the Google rumor, Hudson Square has been evolving from a taciturn printing district into a 24/7 neighborhood filled with creative industries, new apartments, establishments, and hotels. While the neighborhood remains relatively low-key by nightfall — office workers account for more than two-thirds of its daytime population — the fruit of three recent rezonings are expected to yield 5,000 more apartments and 10,000 additional residents according to a report by the Hudson Square Business Improvement District.

Among a crop of sizeable new residential development — which includes 77 Charlton, 565 Broome, and 100 Vandam — comes Greenwich West, now rising at 110 Charlton Street a block from the Google's whispered expansion. The 30-floor, 327-foot-tall tower is roughly half-way up and can already be seen up and down the Hudson River waterfront, two blocks west. The building will sport a classic pre-war aesthetic with a handmade brick facade, proportional setbacks and rounded corners that the team says "lend a softness to the tower."
The project is designed by the Paris-based design firm of Loci Anima which was founded by Françoise Raynaud in 2005. According to the team, the building will be the first tower in New York designed by a French female architect and joins a growing roster of French-designed condos that now include 30 Warren Street by Post-Office Architectes, 27 East 79th Street by Cabinet Alberto Pinto, and of course, 53W53 by Ateliers Jean Nouvel.

Loci Anima is working with the Paris-based interior design firm of Sebastien Segers Architecte to craft the residences. Composed of a mix of studio to three-bedrooms, the open-concept layouts will carry soft-corners, European white oak floors, and large casement windows that present views of the Hudson River, Manhattan skyline, and the Statue of Liberty.

The building's first five units came online last week — all mid-floor one- and two-bedrooms priced from $1.4 million. Kitchens, many of which are windowed, will have high-end integrated appliances, Carrara marble islands and countertops, and metal lacquer and fluted mirror casework. The En-suite, five-fixture master baths will be sheathed in marble and come with engineered-rosewood wall hung vanity and polished nickel hardware
Greenwich West amenities will include a fitness center with yoga studio and spa, an entertainment suite, a children’s playroom, a bike room, and an automated parking garage. An on-site resident manager, porter, and handyman staff will also be on hand to cater to residents’ needs. The project is being brought to market through a joint-venture consisting of real estate investment firms Strategic Capital, Forum Absolute Capital Partners, and Cape Advisors. Completion is anticipated by the end of 2019.
