While Manhattan's condo market has been on a roller-coaster ride over the past decade, things have been decidedly less volatile on the co-op side. Prices have climbed all over Manhattan, but CityRealty's annual market report shows that the average price of a co-op has slowly yet steadily risen from $971K in 2009 to $1.33 million at the end of last year.

Many co-ops require a substantial down payment that can stop some prospective buyers in their tracks. The buildings contain only a fraction of the amenities seen in their condominium counterparts, and the prospect of appearing before a board can be daunting. However, that same board often has rules about whether the apartments can be used as pied-a-terres or for investment purposes (sorry, oligarchs everywhere!), making it a more appealing option for those who seek a more affordable option and plan to live in New York full-time.

As of this writing, the average price of a Manhattan co-op is $1.33 million, or less than half the average condo price of $3.07 million.
