From August 22-28, 2021, a total of 314 condo, co-op, and condop sales were recorded in Manhattan at an aggregate price of $652,080,368. The 137 condo sales closed at a median price of $1.55 million, or $1,488 per square foot. The 169 co-op sales came to a median price of $845K. It appears that buyers who were able to withstand the economic impact of the pandemic are able to take advantage of markedly discounted units when compared to pre-pandemic prices.

The past week was a strong one for New York City condos. A high-floor home at 220 Central Park South, home to the country's most expensive home sale, closed for $40,097,000. A few doors down, Central Park Tower had the second-highest sale for $23,481,500, down 9.3 percent from its last listing price of $25.9 million. The trend was not limited to glittering new Billionaires' Row condos; condo conversions of industrial Downtown buildings also recorded impressive sales.

But for all the new condo sales, the landmarked co-ops on Central Park West have not been forgotten. A duplex in The Beresford once owned by a notable Broadway couple, lyricist Adolph Green and actress Phyllis Newman, closed for $17.2 million. This is down from the asking price of $19.5 million when it entered contract in April 2021.

The summer slump continues on the luxury contract side as well, with 27 units priced $4 million and up entering contract from August 23-29, 2021. The asking price sales volume came to a total of $234,159,999.

While these numbers are dramatically down from previous weeks, Olshan Realty's market report noted one bright spot: In the biggest week for townhouses since they started keeping records, nine townhouse contracts were signed. These include three of the top five contracts of the past week, including the top two. With an asking price of $28 million, 30 Grove Street is the highest contract of the week as well as one of the most expensive houses ever to sell in the West Village. It was purchased for $8.25 million in 2011 and impeccably renovated by AD100 designers Marietta and Brooke Gomez. The house was built in 1915 and now features a rooftop greenhouse, landscaped garden, wine cellar, and home gym.

Elsewhere in the West Village, 79 Horatio Street came in slightly behind with an asking price of $26.4 million. The townhouse dates back to 1901; since then, it was completely rebuilt in 2014 and then purchased for $21 million, and the most recent owner has also renovated it.

Indeed, even the top apartment contracts speak to buyers' desires for more space: The highest apartment contract of the past week was for a full-floor, 11-room residence at 1020 Fifth Avenue asking $15.5 million. The buyer has not been identified, but the building's notable residents have included Pamela Harriman and Dr. Mona Ackerman.
