At this point in New York City history, Park Avenue and Fifth Avenue are synonymous with class, sophistication, and money. That came through in the top sales of the third week of January 2024, when listings on these Upper East Side Avenues accounted for three of the top five sales.

The top sale by far was for Residence #8/9, a duplex apartment at the Emery Roth-designed 1133 Fifth Avenue that closed for $30,600,000. Availabilities at this esteemed prewar cooperative are few and far between, and the few apartments inside are simplexes or duplexes.
The buyers and sellers of the duplex at 1133 Fifth Avenue both conducted the transaction through LLCs, but an especially high-profile transaction had bold-faced names on either end: Michael Lorber, son of Douglas Elliman chair Howard Lorber and a power broker in his own right, bought developer Edward Minskoff's apartment at 730 Park Avenue for $7,400,000 in the third-highest sale of the week. The price represents a reduction of more than $10 million from when Mr. Minskoff listed it in 2022, but nevertheless comes to over 35 times what he paid for it in the late 1980s: $210,000.

Almost directly west of 730 Park Avenue, Residence #20A at another Emery Roth design, 880 Fifth Avenue, had the fifth-highest sale at $6,300,000, or slightly under the $6,950,000 price it was listed for in July 2023. Public records list the buyer as executive Erlinda Bildner and the seller as the estate of Jack Schacter and Hedda Kleinfeld Schacter, the couple in charge of operations at Kleinfeld, the Brooklyn fur shop that became the most iconic bridal shop in New York, if not the world, under their guidance. Described by their son Robert Schachter as "their first beautiful home" (h/t The Wall Street Journal), they bought it in cash for $1.6 million in 1988, and later embarked on a renovation with architect Peter Marino.

But for all the rich history of prewar Upper East Side buildings, the lure of new construction condos in hip downtown neighborhoods is still going strong. Mr. Minskoff offloaded his Park Avenue apartment in preparation to move to his firm's new project at 17 Jane Street, and downtown sales filled in the top five last week. The top downtown sale and second-highest overall was for Residence #4S, one of only 10 units at the Annabelle Selldorf-designed 42 Crosby Street, which closed for $10,600,000.

Further west, the four-bedroom Residence #1803 at the architecturally adventurous Lantern House closed for $6,900,000 -- a $2.05 million reduction from the price first listed in the building's offering plan, but still good enough for the fourth-highest sale of the past week. Finally, the full-floor Residence #A at new boutique condominium 22 Bond Street tied with the Schachters' prewar co-op for the fifth-highest sale at $6,300,000.
