When an Upper East Side townhouse took Manhattan's top contract in mid-March 2023, it was the first time all calendar year that a townhouse had achieved this milestone. However, from March 27 - April 2, 2023, three of Manhattan's top five contracts were for townhouses, and the top apartment contract was for a townhouse unit in a boutique condominium.

7 Sutton Square, a Georgian-style mansion in a secluded Manhattan enclave, led the charge with a $29,500,000 asking price. The house, which was first listed for $39,800,000 in 2016 and has been on and off the market since, has five bedrooms, eight full baths, a majestic rotunda, a dramatic center staircase, an internal elevator, a dining terrace, and a rooftop terrace. The buyer was not identified, but Olshan Realty's market report identified the sellers as the Wildenstein family, famous for their art dealerships, and noted that they are poised to take a loss on it, having bought it for $32,500,000 in 2008.
A little further uptown, the mansion at 14 East 69th Street nipped at its heels with a $26,500,000 asking price, a slight reduction from the last asking price of $29,750,000 when it was listed in March 2021. The listing notes that the house had been with the same family for 46 years, and Olshan noted that before the contract was signed, five bidders were sent contracts requiring all cash, waiving engineer inspections, and allowing the seller to stay in possession for 60 days after closing. Two contracts came back with deposits, and an end user won the bid. Four days after the contract was signed, the house closed for $18,300,000 in a rush by the seller to beat a potential foreclosure.

The top downtown contract and fourth-highest overall was at Walker Tower, where a duplex penthouse with a spacious private terrace entered contract with a $12,500,000 ask. This is the first penthouse in the Ralph Walker-designed loft condominium to sell since September 2020, when the federal government sold a penthouse in the building that was purchased with funds stolen from the 1Malaysia Development Berhad (1MDB) at a heavily discounted price of $18.25 million, down 66.8% from the last ask.

The condo board tried to exercise its right of first refusal, argued that the sale would devalue the other units in the building, and even sued to evict the buyer and reverse the sale. But in June 2022, a federal judge dismissed the building's claim and allowed the buyer to stay. Moreover, Crain's New York Business noted that it was impossible to ascertain whether the prices of other recently sold units in the building were depressed because of the penthouse sale or because of the fact that they occurred during the pandemic, a time when property prices were depressed all over the city.
