The week of February 7-13, 2021 saw 159 Manhattan closings recorded with a median price of $1.148 million. The 61 condo closings came to a median price of $1.55 million, or $1,404 per square foot. The 94 co-op sales came to a median of $885K.

A townhouse unit with a private courtyard at 601 Washington Street, a new full-service condominium in Hudson Square, was the week's top sale with a closing price of $18,250,000, followed by a full-floor unit at 124 West 16th Street, another new condominium, that closed for $11,390,000.

These impressive sales in new developments are not to suggest New York's prestigious prewar buildings have not been consigned to the past. Quite the contrary - listings at The Norma and The San Remo also gave impressive numbers, the former of which was purchased by William Zeckendorf. The Belnord, a New York City Landmark turned luxury condominium, offers the best of both worlds; a $7,000,000 apartment rounds out the top five sales. From February 8-14, a whopping total of 38 luxury Manhattan contracts were signed at $4 million and up. Olshan Realty's market report observes that this is the largest number of contracts signed since the first week of August 2016, and the asking price sales volume of $351,544,999 is the highest since the second full week of December 2017.

Downtown condos had an impressive showing with the tower penthouse at The Gramercy Square Condominium, a five-bedroom unit with a dramatic terrace surrounding it, leading the charge. Developer's broker Matthew MacKay of Douglas Elliman says the local buyers first saw the apartment via FaceTime last March, and that the process was prolonged by negotiations involving the buyers' desire to install a pool. The $29.5 million asking price was reduced from the original price of $33 million.

The second-highest contract was a duplex in Walker Tower asking $27.8 million. The apartment is owned by Michael Stern, one of the developers of the acclaimed condo conversion, and the buyer is said to be local.
