Sometimes the world of luxury Manhattan real estate can feel like a game of pass-the-parcel, with luxury properties owned by one bold-faced name being sold to another. That seemed to be the case as October 2023 drew to a close, when a number of sales linked to public figures were recorded.

Doug Band — Sold for $47,000,000

146 East 65th Street 146 East 65th Street, #TH (The Modlin Group)
Living room with period-inspired wallpaper
Foyer with dramatic staircase
Indoor basketball court
Last week, The Wall Street Journal announced that former political advisor Doug Band had sold his Upper East Side townhouse in what is one of the biggest New York townhouse deals of 2023. Mr. Band and his wife, Lily Band, bought the townhouse from the estate of banker/philanthropist David Rockefeller for $20 million in 2018 and spent the next four years renovating it. The buyer was identified as Australian tech entrepreneur Bijan Tehrani.

From the Listing:
One of the finest townhouses in New York City, 146 East 65th Street presents the rare opportunity to own a newly-renovated, key piece of Manhattan’s storied past. The eight-bedroom, Colonial Revival masterpiece was originally constructed in 1924 and painstakingly underwent a four year renovation/restoration by top AD100 Steven Harris Architects which was completed in 2022 with exquisite interiors by Miles Redd. Elegant sitting rooms are perfectly proportioned and open onto sweeping entertaining and private spaces.

The expansive drawing room and adjoining dining room overlook the impeccably landscaped English garden. An additional kitchen sits off the drawing room and is serviced by a dumbwaiter that accesses the fully-equipped kitchen downstairs. The completely renovated garden level features ceilings up to 10½ feet, a massive chef’s kitchen and den with a south-facing wall of French doors and an adjacent service kitchen. Top-of-the-line appliances, including Wolf, SubZero and an Amerikooler walk-in refrigerator, as well as a full pantry and oversized laundry room, are tucked discreetly out of the public view. The parlor floor features a carefully-restored living room that runs the entire 40 feet width of the home, with original knotted wood paneling, floor-to-ceiling windows and ceiling heights up to 13 feet.

Michael Frishberg — Bought for $6,000,000

Living/dining room
Open kitchen with center island
Earlier this spring, a penthouse at Upper West Side condominium The Westly set a new price record for the highest price per square foot achieved by a condo above 86th Street. A number of high-priced sales have come in since then, the latest being a purchase by Kroll executive Michael Frishberg.

From the Listing:

Albert Matheny — Sold for $4,600,000

25 West Houston Street Soho 25 (CityRealty)
Living room Soho 25, #4BC (Official)
Open windowed kitchen
Bedroom with custom closet
According to Promix Nutrition’s website, Albert Matheny founded the company after being unable to find products that met his exacting standards for quality, performance, and safety. He appears to have brought the same standards to his real estate – after he bought the apartment from Kanye West for $3 million, he embarked on an extensive renovation. It appears to have paid off: Unlike the disgraced rapper, who took a loss on the Claudio Silvestrin-designed home, public records show that Mr. Matheny has made a generous profit on it.

From the Listing:
Welcome to newly-renovated residence 4BC at SoHo 25, designed by renowned Italian minimalist architect Claudio Silvestrin. Just having completed a two-year renovation, this modern three-bedroom, three-bathroom home showcases the highest standards of design, architecture, and scale. As you enter the 2,500-square-foot space, you’ll immediately feel a sense of tranquility. The foyer features soft lighting and discreet floor-to-ceiling storage lining the hallway.

Thirteen oversized windows frame picturesque city views to the north and east, leading you into the living areas. The kitchen boasts a striking monolithic stone island complementing the pearwood cabinets, French limestone flooring, and a natural color palette throughout the home. The top-of-the-line Pedini kitchen is outfitted with a Gaggenau fridge, dual Gaggenau steam ovens, and a Minotti island. The open and bright living and dining rooms create a seamless space for hosting guests, with almost 10-foot ceilings and ample room for displaying artwork.

Before joining BNY Mellon as Chief Financial Officer last year, Dermot McDonogh spent decades at Goldman Sachs. Both firms’ offices are in Lower Manhattan, and Mr. McDonogh’s personal preferences appear to be there as well: Public records list him as the buyer of a Tribeca condominium.

From the Listing:
Located in the heart of Tribeca, 11 North Moore Condominium offers loft like living through dramatic massive windows and soaring eleven foot ceilings. Now available, this spectacular 3-bedroom, 3-bath, 1,897-square-foot, apartment offers west exposure open city views and showcases a huge 29′ × 18′ great room with an open kitchen featuring imported Italian Molteni Dada grey oak and white lacquer cabinetry, honed Carrara marble countertops and back splash, large under mount stainless steel sink, top-of-the-line Bosch and Subzero appliances, fully integrated exhaust hood vented to the outside and a center island with marble waterfall countertop, storage and seating.

118 Riverside Drive 118 Riverside Drive, #15B (Compass)

While not nearly as lavish as some of the real estate seen on the hit show, the Upper West Side home of Succession producer Frank Rich and his wife, author Alex Witchel, enjoys such features as a classic six layout, generous proportions, and views of the Hudson River. The couple put it on the market in May 2023, and public records indicate that it has sold for slightly under ask. It is not clear what they paid for it.
