The year 2025 drew to a close with about 12,000 apartment sales recorded in Manhattan, an island with a population of about 1.66 million people. Perhaps this tiny fraction is not surprising; U.S. Census data shows that the homeownership rate in New York State is the lowest in the country, and New York City is known for its large renter population and high housing prices that keep many renters from buying. CityRealty data shows that Manhattan's average closing prices come to just over $3 million for condos and $1.33 million for co-ops.
The highest-price sale recorded last week was for the penthouse at The Parkville, a prewar Park Avenue building turned boutique condominium, which closed for $24.2 million. While nearly $3 million below the ask when it entered contract in November 2025, it is still more than twice the price of the week's next-highest sale (a pair of units at One Beacon Court that sold in an off-market deal). The triplex penthouse features five bedrooms, five and a half baths, two gas fireplaces, three private terraces, and state-of-the-art appliances and technology throughout.

Public records show that the penthouse's seller, listed as an LLC, has taken a loss, having bought it for $30.55 million in August 2008. The buyer also used an LLC, but The Real Deal identified them as journalist/professor Suzy Welch, widow of former General Electric CEO Jack Welch. The closing was recorded less than a month after she listed her townhouse at 160 East 81st Street for $26 million.
Indeed, with the exception of a few Soho and Tribeca apartments, the majority of the ten highest-priced sales recorded on the week ending January 2, 2026 took place on Manhattan's East Side. Prices are rising on the East Side, likely due to the recent opening of the new JPMorgan Chase office tower, and new developments like 200 East 75th Street and Selene logged impressive sales.
Additionally, 252 East 57th Street, a tower at the nexus of Billionaires' Row, Midtown East, and the Upper East Side, was home to one of the week's top sales. Residence #62A, a high-floor five-bedroom with a private balcony, closed for $9.7 million. This was good enough for the week's fifth-highest sale, but the LLC-listed seller takes a loss, having bought it for $12.63 million in August 2017.

The Upper East Side sales also included Grammy Award-winning singer Ricky Martin's former apartment at 170 East End Avenue, a Peter Marino-designed condominium on the East River waterfront. Mr. Martin has been marketing the four-bedroom Residence #7AB on and off since 2017, when he initially listed it for $8.4 million, and the $6.15 million sale, the week's ninth-highest overall, was just recorded by the city.

The floor-through Residence #4 came in just under $11 million, slightly over ask and high enough for the week's top Downtown sale and fourth-highest overall. All four floor-through lofts are spoken for, and the one public availability is a penthouse with two bedrooms, two and a half baths, and two private terraces asking $9.95 million.
