On the week ending May 23, 2026, 269 apartment sales were recorded in Manhattan in a noticeable week-over-week spike. These included 38 luxury listings priced over $3.9 million, nearly double the 20 logged the previous week. While past weeks have shown a mix between downtown and uptown apartments among the highest-priced sales, eight of the ten highest-priced sales were concentrated on the Upper East Side and Upper West Side.

Notable new development sales on the Upper East Side
Last week, four of Manhattan's five highest-priced sales took place on the Upper East Side, with newly and recently constructed condominiums performing well. The 20th-floor penthouse at 200 East 79th Street closed for $17.75 million; while slightly below the $18 million ask when it entered contract in March 2026, this was still good enough for the second-highest sale of the week. The seller also netted a small profit on the five-bedroom, five and a half-bath penthouse with a private terrace, having bought it from the sponsor for $14.765 million in July 2014.
Further west on 79th Street, Residence #5W at 109 East 79th Street sold for $16.25 million in the week's fourth-highest sale; at $5,167 per square foot, it commanded the week's highest price per square foot. The buyer made the purchase with a trust in what appears to have been an off-market transaction, and will only be the second owners of the three-bedroom condo; the sellers bought it from the sponsor for just over $9.85 million in September 2022.
In Yorkville, The Strathmore was New York City's best-performing new development of the week with eleven sales recorded. When the 43-story tower was under construction as a rental in the 1990s, it was grandfathered into a rezoning that prohibited construction above a certain height in this section of the Upper East Side. This allows for open views of Central Park, the East River, and the Manhattan skyline. Amidst its conversion to sales units, the interiors were updated with European oak flooring, new kitchens with Miele appliances, and elegant primary baths with Volaka marble walls and flooring.
Additionally, the first closings were recorded at 255 East 77th Street, a new development condominium developed by Naftali Group and designed by Robert A.M. Stern Architects. All four two- to five-bedroom condos closed above the asking price, and all interiors feature high ceilings, abundant natural light from oversized windows, kitchens with Calacatta quartz countertops and Miele and Sub-Zero appliances, and spa-inspired primary baths. The building was among New York City's top-selling buildings of Q1 2026, and the two public availabilities are a pair of penthouses starting at $23.75 million.
High prices and demand on the Upper West Side
For the second week in a row, the highest-priced sale of the week took place at The Henry, the Naftali Group-developed, RAMSA-designed boutique condominium on the Upper West Side. Penthouse D, a five-bedroom penthouse with a private terrace, closed for nearly $22.1 million in what was also the week's top sponsor sale. The buyer made the purchase with an LLC and is set to enjoy amenities like a fitness center, a two-lane bowling alley, a basketball court, a pickleball court, and a roof terrace with outdoor kitchen and bocce court.
Another notable Upper West Side sale took place at Fifteen, a new construction condominium located up the block from Central Park at 15 West 96th Street. The duplex penthouse sold for $11.45 million. While this is 38 percent below what the sponsor initially sought for it in 2024, this was still good enough for the tenth-highest sale of the week. The 4,380-square-foot penthouse is reached via direct elevator access and has five bedrooms, four and a half baths, and a wraparound terrace with gas grill, built-in speakers, and Central Park views.
In the early days of marketing Fifteen, the development team noted that it was the first new Upper West Side development to rise within a block of Central Park in over a decade. Indeed, several historic districts mean most new construction on the Upper West Side must pass muster with the Landmarks Preservation Commission, and local preservationists are fiercely protective of those areas that are not. However, the conversion of prewar buildings is anecdotally met with less antagonism. A case in point is the Emery Roth-designed 720 West End Avenue, which was constructed as the Hotel Marcy in 1927 and converted to a 131-unit condominium with approximately 30,000 square feet of indoor and outdoor residential amenities. Three sales were recorded here last week.
NYC homes of Barnes & Noble executive and Lee Radziwill sell
Two of last week's five highest-priced sales were located in prewar cooperatives designed by Rosario Candela. These included Residence #10A, which closed for $14.9 million in the week's fifth-highest sale. The four-bedroom co-op was the longtime home of Leonard Riggio, who bought Union Square bookstore Barnes and G. Clifford Noble in 1971 and merged it with his own book-selling business. Today, the Barnes & Noble chain has locations in all 50 states; and, appropriately enough, his apartment had a library with built-in bookshelves. His widow, Louise Riggio, listed it for $17 million in October 2025, a little over a year after his death and shortly before an auction of their art collection.
The New York Post notes that the Riggios purchased the apartment so long ago that property records for its purchase, including when they bought it and for how much, are not publicly available. Nikki Field of Sotheby's International Realty represented Mrs. Riggio; the buyer made the purchase with a trust.
Also of note, Residence #5-6 at 969 Fifth Avenue closed for $13 million, coming in just shy of the week's top five sales. Style icon Lee Radziwill, sister to Jacqueline Kennedy Onassis and one of Truman Capote's "swans," moved into the three-bedroom duplex in the late 1960s after she left London to be closer to her sister; from there, she designed all rooms to reflect the sun, sky, and views from Central Park across the street.
More recently, philanthropist Suzanne von Liebig bought the duplex for $7.6 million and listed it for $16.9 million in August 2025. It ultimately sold after a few price reductions, with Adam Modlin of Modlin Group representing Ms. von Liebig. The buyer made the purchase with a trust.

Biggest profits
Last week, approximately 73% of resale Manhattan apartments sold at a profit. Chief among them was Residence #1 at 55 Avenue C, which sold for $850K, at a 227 percent profit.
