Although DOB permits have yet to be approved for the proposed 4-story, 8-unit residential project at 99 North 4th Street, we have a first look at what may rise, courtesy of SWA Architecture. Permits were initially filed late last year by Brooklyn-based Southside Units and Diego B. Aguilera as the architect of record, a frequent collaborator with SWA. Aguilera, whose team is based in Rego Park, is also responsible for a number of rental projects in the Brooklyn area, including the nearby 96-unit planned structure at 187 Kent Avenue.

99 North 4th Street is situated just three blocks away from the East River in Williamsburg. The building will rise 70 feet and contain 6,500 square feet of residential space, allowing the apartments to come out to an average of 812 square feet apiece. While this is normally indicative of rental units, condos are not out of the question, especially since almost every unit will contain a mezzanine level and balcony. The mezzanines account for three extra levels which cleverly give the appearance of a 7-story building.

Schedule A only lists a laundry room for building amenities and cellar residential space for the first floor units since they will not have mezzanines. The current site is home to a 3-story townhouse and demolition permits have not been filed.
