Lemor Development Group Plans 10-Story Mixed-Income Building in Harlem

Harlem-based firm Lemor Development Group is planning to build a ten-story, mixed-income building at 407 Lenox Avenue (Malcolm X Boulevard) at the northwest corner of West 131st Street in Harlem. The firm's webpage for the project says construction will begin by the end of this year and will take roughly 24 months to complete. Construction permits have yet to be filed, and the page notes the parcel needs to be upzoned to an R8A to accommodate the proposed structure.

The 11,400 square foot corner lot is currently occupied by two vacant parcels, a now-empty brick building and a multi-family structure with Downtown Baptist Church anchoring its ground floor. Floor-plans published on Lemor's website show the church will be provided a new home within the new building's ground floor space. Additionally, Harlem Vision Center and Street Corner Resources, a bi-monthly outdoor open mic that engages youth in speaking out against gang violence, will be provided space along the lower level and rear yard. The bulk of the ground floor is reserved as 5,893 square feet of commercial space with frontages on both Lenox Avenue and West 131st Street.
Named the Robeson on Lenox, the name is likely derived from Paul Robeson one of the most famous African-American actors of the early 20th century. The residential entrance and lobby will be located along 131st Street and will lead to 63 mixed-income units with 9 apartments per floor, as shown on a published residential layout plan. Building amenities will include a fitness center, community room and a state of the art laundry facility. The total development cost is pegged at $50 million.
