David Howell's DHD Architecture has posted our first glimpse of another new residential building coming to the area surrounding the Brooklyn Academy of Music (BAM) in Fort Greene. Addressed at 35-37 Lafayette Avenue, the 9-story project will rise from a narrow vacant lot at the corner of St. Felix Street and across the street from BAM's landmarked Peter Jay Sharp Building. DHD's page on the project notes all six residences, most likely condos, will be three-bedrooms and many will be duplexes. The first floor and mezzanine level will hold a retail tenant, and the 2nd and 3rd floors will be reserved for commercial uses. The building will also be topped by a common amenity terrace. Renderings show units will be provided with generously-sized terraces, and the exterior will be composed of gray bricks and large windows. A cornice line above the third floor will complement the height of its neighboring walk-up buildings.

The average closing price of a condo in Fort Greene stands at 1,243 per square foot, among the highest in Brooklyn. However, the bevy of new project that have risen in the Brooklyn Cultural District have been predominantly large-scale rental towers which include The Ashland, 300 Ashland Place, and 66 Rockwell Place. Forte at 230 Ashland Place is one of the area's few large condo towers, and the 7 closed sales over the past year have an average of $1,057 per square foot.
