StudiosC's Clinton Hill Project, Lexington Greene Nears Completion

The formerly semi-industrial pocket between Clinton Hill and Bedford-Stuyvesant is among the most drastically transformed areas of northern Brooklyn. In line with the voracious residential activity encircling Pratt Institute, an 81-unit, five-story residential building is wrapping up construction at 10 Lexington Avenue. It will be known as Lexington Greene and is being pushed forward by local investor Joseph Brunner, who filed permits in 2014 under 10 Lex Holdings in mid 2014. The ground up building replaces a one-story cleaning and dyeing factory– home to the Colonial Laundry Company–that Brunner picked up in 2012 for $6,175,000.
Zambrano Architectural Design are the architects of record and configured a two-winged building across a rather deep 28,000- square-foot lot. Brooklyn-based STUDIOSC Architects are the design architects and crafted a textured exterior of wood-, concrete-, and bronze-colored panels. According to the firm’s page, “STUDIOSC was tasked by the client to create a visual statement that is both elegant in its proportions and responsive to the surrounding area.”
Filings with the Department of Building indicate that there will be 41 parking spaces, bike parking, and a small recreational yard at the cellar and ground levels. The project’s 81 units will mostly be comprised of duplexes. Pricing information has yet to be announced, nor has it been revealed whether the units will be condos or rentals.
The project also has a bit of frontage along Quincy Street where it abuts the new 10-unit condo-conversion 4 Downing, formerly known as Broken Angel. According to CityRealty, all the units at the building are already in contract with asking prices that were slightly under $1,000 per square foot.
