The top sale of the past week took place at 111 West 57th Street, where a full-floor unit closed for $27,911,177. This is the second time in spring 2022 that an apartment at 111 West 57th Street has led the past week's top sales; indeed, apartments in the building have regularly ranked among the week's top sales and contracts from the time it was still under construction. It was recently reported that the condominium is complete.

111 West 57th Street's height of 1,428 feet and 84 stories make it one of the tallest buildings in New York, and the tower's ratio of 1:24 makes it the most slender residential building in the world. It comprises a new skyscraper designed by SHoP Architects connected to the original Steinway Hall piano showroom, designed in the 1920s by Warren & Wetmore, via a central lobby. The project also included the restoration of the landmarked Steinway Hall's historic rotunda and facade, done with the blessing of the Landmarks Preservation Commission.
111 West 57th Street comprises two sections: Landmark Residences in the original Steinway Hall, and Tower Residences in the new skyscraper. Select Landmark Residences feature private terraces with original design details like grand balusters and decorative cast stone urns; full-floor Tower Residences look out on dramatic views of Central Park and the Manhattan skyline. All units feature interiors by Studio Sofield, gracious entrance galleries, intricately patterned floors, and top-of-the-line finishes and appliances throughout.
Both buildings of 111 West 57th Street offer a gracious living experience beyond the apartments. A gracious port-cochere on West 58th Street welcomes residents home, and the attended lobby features original end wood grain from Steinway Hall. Residential amenities include an 82' lap pool with double-height vaulted ceilings, a double-height fitness center with mezzanine terrace, a residents' lounge with adjacent terrace, and dedicated concierge service. Remaining availabilities range from a two-bedroom Landmark Residence listed for $7.75 million to a triplex penthouse with a private loggia listed for $66 million.

Manhattan Contracts:

  • From April 11-17, 2022, a total of 295 townhouses, condos, co-ops, and condops entered contract
  • The average time on the market was 83 days
  • The total sticker price sum came to $552,495,289, and the median last asking price came to $1.25 million
  • The 126 condo deals came in at a median asking price of $1.7 million, and spent an average of 101 days on the market
  • The 12 condop deals came to a median last asking price of $1.483 million, and spent an average of 74 days on the market
  • The 156 co-op deals came to a median last asking price of $895K and spent an average of 70 days on the market

The highest contract recorded in the past week was John Legend and Chrissy Teigen's 6,100-square-foot spread at the Brewster Carriage House in Nolita, which entered contract with an asking price of $18,000,000. The power couple bought a penthouse in the building in 2018, and later purchased a second penthouse in the building with the intention of combining them into one enormous apartment, but these plans did not come to fruition. When they listed the apartments in January 2022, Legend told The Wall Street Journal that his family was mainly based in Los Angeles, but that they planned to purchase something in New York that doesn't require as much work.

The combination allows for a 6,164-square-foot apartment occupying half the fifth floor and the entire sixth floor of the carriage manufacturer-turned-luxury condominium. The Great Room features an integrated sound system and 133" projector screen - highly appropriate, given Legend's extensive work as a producer as well as a musician - and the kitchen has been upgraded with a full suite of Miele appliances, Amuneal custom cabinetry, and a central island - must-haves for a food entrepreneur and best-selling cookbook writer like Teigen. It would also feature a private rooftop terrace measuring over 3,300 square feet.

This was not the only downtown celebrity listing to enter contract last week: A few blocks north at The Schumacher, a four-bedroom condo linked to Academy Award-nominated actor Jonah Hill entered contract with an asking price of $10,995,000. The loft has been upgraded with such state-of-the-art features as a custom projector and screen in the living room, top-of-the-line appliances in the kitchen, custom built-ins in the primary bedroom, and a Crestron smart home system. However, none of this came at the expense of the brick barrel vaulted ceilings, blackened steel accents, or other original features from when the building was originally constructed as a print atelier in the 1920s.

Manhattan's top townhouse contract of the past week took place in Chelsea, where 318 West 22nd Street entered contract with an asking price of $9,950,000. It was built at the turn of the 20th century, but came to prominence in the early 1980s, when music entrepreneur Mel Cheren offered it as the first headquarters of Gay Men's Health Crisis (GMHC) at the height of the AIDS crisis. After GMHC outgrew the space, Mr. Cheren turned it into the Colonial House Inn, a bed and breakfast with a "clothing-optional" roof deck. His obituary in The New York Times notes that he continued to live there until his death in 2007.

The Colonial House Inn remains in operation, and there is a plaque on the front of the building commemorating GMHC's history. When it went on the market in December 2021, the New York Post observed that it could serve any number of uses - a hotel with an owner's apartment, a multi-family building, or a single-family mansion. The buyer has not been identified, and neither have their plans for the building.
