Churches throughout Harlem have teamed with developers to stay afloat in an increasingly expensive city, and this trend has spread to Brooklyn. The leadership of St. Stephen’s and St. Martin’s Episcopal Church in Bedford-Stuyvesant sold its lot at 799 Jefferson Avenue to Notias Construction as part of a deal that includes a replacement church nearby.
Demolition permits for the 146-year-old church were filed at the beginning of 2015, and permits for a new five-story rental were filed shortly after. The resulting brick building was dubbed Brooklyn Manor and designed by SLM, and leasing has launched on the apartments in the newly completed structure.

All 38 units boast incredible natural light, beautiful finishes, and expansive living areas. The open kitchens come outfitted with stainless steel appliances, and the bedrooms enjoy generous closet space and enough room for a king-sized beds.
In an interview with DNAinfo, a representative from Notias Construction said that the new building’s rents will be “in line with what people can afford in the surrounding neighborhood.” To that end, current availabilities start at $1,950/month for one-bedrooms, $2,350/month for two-bedrooms, and $3,300/month for three-bedrooms. According to CityRealty listings, this puts Brooklyn Manor under or just around the Bedford-Stuyvesant median prices, which range from $2,200/month for one-bedrooms to $3,127/month for three-bedrooms.
The building is on a quiet street, but one close to Key Food, Healthway Gourmet, and the eclectic culinary offerings of Malcolm X Boulevard. It is also well situated between the Gates Avenue J/Z and the Utica Avenue A/C subway stops, allowing for easy access to Manhattan and other parts of Brooklyn alike.
