Fall Leasing + Affordable Lottery Announced for 840 Fulton Street in Brooklyn

The seven-story building in development at 840 Fulton Street is nearing completion and gearing up to launch its new rental units this fall. The site is between Vanderbilt and Clinton Avenues near the merger of neighborhoods Clinton Hill, Prospect Heights and Fort Greene. The team behind the project has debuted a registration site for the studio, one- and two-bedroom luxury rentals where prospective renters can sign-up for a priority leasing list. There are 38 residences that will be conveniently equipped with in-unit laundry and the property’s amenities include a roof deck, lounge and fitness center. Daten Group purchased the site that was previously occupied by a gas station and worked with Kutnicki Bernstein Architects for the new building.

Eight of the building’s units are for affordable housing and a lottery is currently underway to award the units to households earning between $31,612 and $62,580 (60 percent of the area median income) annually, as 6sqft notes. Applicants can apply through October 15th and find more details on HousingConnect. A preference for 50 percent of the units goes to residents of Brooklyn Community Board 2 and the units range from $867/month studios to $1,123/month two-bedrooms.

Another project is underway across Vanderbilt Avenue at 810 Fulton Street where a 12-story building with 360 apartments is being constructed from developer RXR Realty. The structure topped out earlier this year and was deigned by Aufgang Architects. A 2019 debut is expected. The design has strong vertical piers and a repeating rhythm of large windows with setbacks on the seventh, ninth, and tenth floors to accommodate private and shared outdoor space. The structure will rise 12 stories in height to mid-block and will scale down to 8 stories to better relate to its brownstone-brimmed surroundings.
