Eleven33: New Listings at Domain Companies' Green Building in Greenpoint, Brooklyn

Among the many factors that set the 2014-built rental at 1133 Manhattan Avenue apart is its status as Greenpoint’s first participant in the Housing Development Corporation's inclusionary 50/30/20 program: Half of the 210 units are market-rate, 30% were set aside for moderate-income residents, and 20% were reserved for low-income residents.

The building, known as Eleven33, made headlines in 2014 when over 60,000 people entered the affordable housing lottery and more recently, a waitlist opened for the moderate-income residences this past spring.

The property was developed by the Domain Companies which worked with S9 Architecture for the building's exterior, and the local design firm hOme for interiors. Apartments come in one- to three-bedroom layouts and current listings include a pair of two-bedroom units - one priced at $3,785/month and another at $4,062/month. It is easy to see why Eleven33 generated such excitement. The building is designed to achieve LEED Gold certification with green materials, high-efficiency HVAC and hot water systems, and Energy Star appliances in all units.

However, Greenpoint-based designer hOmE did not sacrifice aesthetics for environmental friendliness in its first residential project. All 210 units are built with spacious custom closets, light oak hardwood flooring, and designer lighting, finishes, and fixtures. Kitchens feature quartz countertops, custom cabinetry, and a suite of stainless steel appliances. Bathrooms have quartz countertops, hardwood vanities, and oversized showers with subway tile. Select apartments have in-unit washer/dryers.

Eleven33's amenities as every bit as attractive as its apartments. The MyWorkspace co-working lounge offers complimentary Wi-Fi, Mac and PC work stations, wireless printing and scanning services, private conference room, and full kitchen and espresso bar. Outdoor space comprises a landscaped courtyard and furnished rooftop terrace with amazing views of Brooklyn and Manhattan. The fitness center is equipped for cardio, strength, and CrossFit workouts. An on-site garage offers direct building access, ZipCar, and ZipVan. And while not an official amenity, residents appreciate the on-site Gourmet a’Fare grocery store.

Eleven33’s location one block from the waterfront is a short walk away from the Greenpoint Landing development which will include a new esplanade, shops, and restaurants. Until then, many popular local restaurants and bars are a short walk way.
