Recently featured in our NYC Passive House building rundown, the newly built Perch Harlem residences in Hamilton Heights was constructed to reduce energy costs by up to 90% and currently, the development is the only passive house-built rental with availabilities in all of New York City.

Developed by Synapse Development Group and Taurus Investment Holdings, Perch Harlem is located at 542 West 153rd Street between Broadway and Amsterdam Avenue, directly across the street from the Trinity Church Cemetery and Mausoleum. The building opened in 2017 and its interesting façade of white panels and irregular shaped windows makes it stand out among the many prewar buildings in the neighborhood.

Inside the seven floor building are 34 eco-friendly residences. No-fee availabilities include studios priced from $2,150/month, one-bedrooms from $2,620/month and two-bedrooms from $3,620/month.

Residences and interiors have been designed by Me and General Design with both sustainability and comfort in mind. The soundproof homes host baroque hardwood flooring, triple pane windows, and washer/dryers. Kitchens feature stone countertops, stainless steel appliances, and porcelain tile backsplashes, and baths are finished with polished stainless steel and misty gray tile floors.

To ensure energy efficient living, all homes feature energy star-certified appliances, adjustable central heating and cooling, energy-recovery ventilators, and custom recycled PVC-free wallpaper by Terralon.

Perch amenities include a virtual doorman, an exercise room, a rooftop deck, bicycle storage, and 18 parking spaces. The resident’s lounge hosts hand-painted custom artwork inspired by the surrounding eclectic neighborhood, and is the perfect space for hanging out. To continue with the Passive House standard, the lobby and corridors are accented with Richlite, a versatile durable product made from post-consumer recycled paper.
