While much of northern Brooklyn’s building boom can be attributed to easy access to public transportation to Manhattan offices, a new wave of southern Brooklyn construction can be chalked up to the growth of hybrid work arrangements in the wake of the pandemic. Those who might not need to go to the office every day now have the option of looking further afield for a well-priced yet well-appointed apartment.
The latest entrant is 1111 Foster Avenue, a six-story rental located at the nexus of Kensington, Flatbush, and Midwood. Permits list Dome Architecture as the designer of record, and renderings show a gray brick building with oversized windows and many private balconies. A teaser site has just launched ahead of leasing, which is anticipated for June or July 2022.

All 60 studio through three-bedroom apartments are set to feature high-end finishes, central air conditioning, and energy-efficient appliances. The building will welcome pets, including large dogs, and amenities will include virtual doorman service, a package room, a gym, a lounge, storage, and a rooftop terrace.

The building will also offer bike storage and a garage with assigned parking spaces and electric vehicle charging stations, and the nearby B/Q stop at Newkirk Plaza allows for a 40-minute commute to Midtown. Closer to home, it is located just off the dining, shopping, and recreational offerings of Coney Island Avenue.

Expected market-rate prices are not yet available; but as of this writing, an affordable housing lottery is in effect. Households earning $56,572-$215,150 have until June 20, 2022 to apply for 18 units ranging from $1,650/month studios to $2,975/month three-bedrooms. Full details and criteria may be found here.
