Earlier this summer, Crain's New York Business observed that The Durst Organization would have been able to start marketing Sven, their gracefully curved Long Island City rental tower, in spring 2021. However, they opted to wait several months for it, thus launching leasing at a time when many New Yorkers were vaccinated and the rental market was better recovered. That strategy appears to have paid off: Within eight months of leasing, the 670 market-rate residences in the tower are now 50 percent leased.
An affordable lottery for 288 rent-stabilized units took place earlier this spring, and current market-rate availabilities range from $3,591/month for a studio to $7,731/month for a two-bedroom. Qualified applicants are eligible for $1,000 security deposits. The building allows a maximum of two pets pet unit; this may include one dog up to 65 pounds or two dogs with a combined weight up to 65 pounds, and some breed restrictions apply.

CityRealty listings show that Sven’s prices are roughly in line with the Long Island City median rents, which range from $3,375/month for studios to $6,000/month for two-bedrooms. They also show how in-demand Long Island City has become: There are only 83 publicly listed apartments for rent in the neighborhood.

At 71 stories and 737 feet high, Sven is Queens' tallest rental and second only to the Skyline Tower condominium as the tallest building in the borough. The curved tower by Handel Architects cradles the landmarked Queens Clock Tower, a former Bank of Manhattan building and New York City Landmark that recently underwent a complete restoration.

However, Sven's most distinctive feature may be the crown: All residents receive a membership to Spireworks, a mobile app launched within The Durst Organization which allow them to use their phones to control the colors and effects at the crown of the building, as well as other Durst Organization properties like One World Trade Center, One Bryant Park, and 151 West 42nd Street. The New York Post notes that this app was previously available by invitation only.

Beyond its eye-catching architecture, Sven is targeting LEED Platinum certification. The building appears well on track to meet this goal with features like:

  • More than 700 square feet of vegetation on the roof, the better to reduce water runoff while also beautifying the space
  • Onsite cogeneration plant to produce heat and energy efficiently
  • Onsite blackwater recycling plant
  • Rainwater retention/detention system
  • App-controlled smart thermostats, Energy Star appliances, water-efficient kitchen and bath fixtures, and interior materials selected to minimize off-gassing of harmful chemicals in every unit
  • Green Seal-certified cleaning products, operable windows, and air filtration systems in all common areas

Apartments at Sven feature:

  • Lutron lighting controls
  • Polished quartz countertops, glass tile backsplash, and high-end appliances in the kitchens

In addition to the apartments starting on the fifth floor, Sven includes base-level retail space that was recently leased to Finback Brewery; the Queens-based brewer plans to open a taproom and onside microbrewery. Moreover, the development plan for Sven includes a new half-acre public park in front of the building. Designed by Starr Whitehouse, Sven Park’s landscaping will include tall bald cypresses, flowering trees like serviceberries, lush ferns, and a plethora of flowered plants. Offerings will include a fitness and parkour jungle gym, large and small dog runs, porch swings, Ping Pong tables, movable tables and chairs for picnics, bike racks, shaded areas, and an interactive children’s playscape with a slide and the Nest, a custom wooden climbing feature. The Durst Organization will fund Sven Park’s construction, along with its maintenance and operations in perpetuity.

Long Island City park
Sven Park is set to open to the public in early 2023, and Finback Brewery's opening is estimated for the end of 2022. In the meantime, there is much to offer near Sven. The building is close to MoMA PS1, SculptureCenter, Dutch Kills Green, Queensbridge Park, LaGuardia Community College, and office complex The JACX. The building is well situated near a number of popular restaurants and bars. Additionally, the Flatiron-inspired NOVA condominium across the street has seen a significant number of units enter contract; remaining availabilities start at $645K. Residents have a choice of the Queensboro Plaza 7/N/W and the Queens Plaza E/M/R trains for a 20-minute commute to Midtown Manhattan.
