The Dutch Kills section of Long Island City is a tight-knit, blue-collar community situated between Queensboro Plaza and Astoria. Supremely-served by mass transportation, which can rapidly shuttle residents into Manhattan under 15 minutes, the neighborhood's convenient location has caused a flurry of mid-rise residential and hotel development wedging themselves between the humble walk-ups and multi-family houses.
Steps from the 39th Avenue elevated train station serving the N and W lines, and the 36th Street station serving the M and R lines, is Line LIC, a newly-constructed seven-story rental building with studio to one-bedroom apartments priced from $2,057/month. To mark the building's debut, the building is offering two months free rent and listed prices reflect the leasing incentive.
Though the 41-unit building overlooks an elevated train line, the design team steered by Morali Architects found it beneficial to provide nearly every home with a private outdoor space. However, for those concerned about noise, residences facing a rear courtyard are likely to be more serene.
According to the leasing team led by Modern Spaces, the building is an homage to Dutch Kills’ historic industrial roots with its clean, modern lines and tastefully executed finishes. All units have oversized windows lending to interesting views of the city and plank flooring with an oak finish. Kitchens are fitted with white shaker cabinetry, stainless steel hardware, white Carrera quartz countertops and backsplash, and integrated appliances that include an LG refrigerator and Frigidaire dishwasher, range, and microwave.
Communal spaces include a finished roof deck with 'glorious' views of Manhattan's east side skyline and a second-floor terrace complete with seating and a BBQ grill. Residents may also enjoy also a fully-equipped gym, a media/recreation room, bike storage, laundry room, and on-site parking. Other perks include resident storage and a Butterfly virtual doorman system.
Closeby destinations include Kaufman Astoria Studios, The Fisher Landau Center for Art, and the Noguchi Museum. To feed and satiate the hundreds of new residents that have flocked to the area, several new restaurants and bars have opened over the years including Dutch Kills Central and The Astor Room.
