In the wake of a 2009 rezoning, the South Bronx waterfront is poised for an influx of residential, commercial, and community development. The latest proof of that can be found at The Arches, a pair of 25-story towers developed by Chess Builders LLC and designed by Fischer Makooi Architects (the successive firm of Karl Fischer Architects, which was a key player in Brooklyn’s residential renaissance). Construction topped out last fall, and leasing is now underway.
The project houses 25 hotel rooms, a combined total of 6,000 square feet of retail space, and 430 studio through two-bedroom apartments. According to the development's website, current availabilities start at $2,246/month for studios, $2,613/month for one-bedrooms, and $2,933/month for two-bedrooms. All prices are net effective to reflect a rent concession. Several units will feature private terraces or large oval balconies, the better to enjoy the sweeping vistas afforded by the sheer height of the buildings.

All apartments enjoy incredible natural light through oversized windows and sleek interiors with high-end countertops and tilework. The interior design is underscored by smart home technology from Control4 that allows residents to control the locks, shades, and thermostats from their Alexa or smartphone. Kitchens are finished with high-end counters and tilework, and in-unit washer/dryers further enhance the convenience of the building.
The crowning glory of The Arches is a landscaped roof deck looking out on 360-degree Harlem River and Manhattan skyline views. The Arches also offers a bike room and indoor parking garage; between that and the nearby 4/5/6 subway stops at 138th Street, there is no shortage of ways to commute to Manhattan. Closer to home, the development is well situated near popular restaurants and bars as well as several supermarkets. Yankee Stadium is a 10-minute drive away.
Residents will also live among a rapidly growing community. The Arches is a short distance from The Crescendo, a converted piano factory and an early entrant in the South Bronx building boom. A few blocks away, construction is underway on Brookfield Properties' Bankside, a new development with a masonry-inspired facade and over 1,350 residential units, 30 percent of which will be affordable. On the condo front, the lone availability at the nearby Joinery is a one-bedroom for rent for $2,400/month.
