Checking in on 111 Charles: Rare West Village rental with undulating design and condo-caliber finishes

From the time the first plans were revealed for a new building to be designed by Morris Adjmi Architects, all eyes were on the corner of Charles and Hudson Streets in the West Village. It took a few trips to the Landmarks Preservation Commission, but the low-rise building ultimately prevailed. 111 Charles Street is now distinguished by its red brick facade and undulating design, and leasing has just launched with the first residents to move in in mid-September 2023.

A number of leases have already gone out, but availabilities include a two-bedroom for $14,500/month and a three-bedroom for $20,000/month. The building contains 19 one- to four-bedroom units; among them is a duplex penthouse with four bedrooms, three and a half baths, 4,000 interior square feet, a 1,200-square-foot wraparound terrace, and a $43,000/month sticker price.

The new building has taken shape in a neighborhood with only 105 publicly listed units for rent, coming to a median rent of $6,798/month (all figures per CityRealty listings). A closer look showed nearly half of them to be full townhouses or condo/co-op apartments for rent; the rest are in rental buildings, the vast majority of which date back to the prewar and postwar eras. New rental construction has been fewer and further between.

111 Charles Street took shape on the former site of a gas station; parking is notably not among the amenities, but the building does have a bike room and an address near the Christopher Street 1 and the West 4th Street train hub. However, there is much to recommend in the surrounding area. Hudson River Park is three blocks away, and the building is close to historic mainstays (e.g. White Horse Tavern) and hip new restaurants alike.
