Chelsea heats up again, Bond Street gets even hotter, and plans take shape for the Seaport's future.
The buzz has begun around a new residence, known as Alma, at 30 west 21st Street. It's a conversion of a 1907 loft building-the former home of seminal '80s nightclub Danceteria, where Madonna worked as a coat-check girl and a night out included far more creative clubwear than it does today. Included in the new address will be 11 full-floor apartments, perfectly suited to the kind of loft living this neighborhood has long been known for, as well as a duplex penthouse with a rooftop pool and an even larger townhouse apartment.

More Bond-ing is happening in Noho, where there's a proposed condominium at 41-3 Bond Street. The current design for the residence is a surprisingly demure limestone-clad building—given the area's penchant for the wow-factor in new builds– with a slender suspended-glass canopy, metal shutters and details that suggest a modern interpretation of the neighborhood's traditional architecture.

As part of the much-anticipated redevelopment in the works for the South Street Seaport east of the FDR drive, plans are evolving for "Lighthouse," a new tower set to alight at the site of the current New Market Building on Pier 17. The nearly-500-footer will include a hotel, residential co-ops, and 130 feet of East River-front prime space. The planned tower's lacy, filigreed exterior pays homage to fishnet, ships' riggings, and all things nautical and sexy. With five total acres of open space to work with, the project's developers hope to make the pier a popular destination and community meeting spot as well as a comfortable, high-quality neighborhood to come home to. The project is scheduled for completion in 2014.
