Koolhaas coolness and rooftop cubes join the residential boomlet in Madison Square

Visionary smarchitect Rem Koolhaas has been commissioned to design a 22-story annex just behind the sleek new One Madison Park condominium tower at 23 East 22nd Street. Mr. Koolhaas is the innovator behind the Central Library in Seattle, and, most recently, the CCTV Headquarters in Beijing, among many others.

In what looks to be an astounding feat of engineering, the rendering shows the impossible-looking new structure rising from a relatively compact spot, its upper floors cantilevered fully over a low-rise building just to its east.

Six floors of residential condominium space will sprout from the top of the 16-story converted condo at 1107 Broadway and 24th Street.The building below was formerly one-half of the two-building complex known as the International Toy Center. The new rooftop floors are stacked in seemingly random fashion, a concept also applied at the recently completed New Museum of Contemporary Art on the Bowery.

1107 is one of several new residential developments surrounding Madison Square Park, including the former Gift Building at 225 Fifth Avenue, the former clocktower on the Metropolitan Life Insurance Company, and the aforementioned tower at One Madison Park.
