The number of NYC apartments with outdoor space has increased in recent years--not only are new buildings being developed with balconies and terraces, but many pre-war buildings have retrofitted their “tar beaches” as attractive rooftop decks.

But some unique outdoor spots at New York's top luxury condos might make you do a double take. While outdoor space is generally valued less than interior space, anyone could see the value in the rounded, glass-enclosed, greenhouse-like “wintergarden” rooms at the Galleria on East 57th Street that expand residents’ living rooms into the sky. One of the more distinguishing features at 101 Warren Street is an in-house sanctuary known as the Artrium, where a private pine tree forest and a lush boxwood maze offer residents an oasis above the Tribeca streets. The Roof Club and Garden at the Gramercy Park Hotel features a retractable glass roof in addition to a landscaped courtyard space. At 450 West 17th Street on the High Line, some private terraces are larger than their corresponding apartments.

Could any city view compete with the swoon-inducing penthouse balconies at the famous Pierre on 795 Fifth Avenue? The renovated hotel’s highest floors are home to what is one of the most desirable addresses in the city. The duplex penthouse, with its 360 degree panoramic views and open-air terraces, has been synonymous with New York City fantasies since the building’s glamorous Deco days of the 1930s.
